Applying a Flat Roof
Some people are wary about using a flat roof, as many roofers will try to apply a flat roof
without the proper knowledge of how and why. We can assure that a flat roof can be just as good as any other roof
if applied correctly.
When installing a flat roof, proper drainage is crucial. This may sound like common sense,
but many roofers fail to install roof drains low enough to allow water to drain without pooling.
More so than with any other roof however, is the need for proper insulation to prevent
condensation. The amount of insulation needed to prevent condensation is referred to as its 'R-value'. Every
building has a different R-value, depending on what the building will be used for. All contingencies must be
considered when determining the R-value needed. High concentrations of moisture, such as in shower rooms, indoor
pools and hot tubs, and kitchens, will all have a different R-value for the insulation. If the R-value of the
insulation is too high or too low, moisture in the air will condense on the surface of the insulation and cause
leaks, even if the roof itself has no faults.When roof insulation is at the correct R-value, the point at which air moisture condenses
should be in the center of the insulation, where it will never become a problem. Every architect should be able
to tell you what the R-value of the insulation in your building should be.
On a flat roof, the insulation should always be on top of the decking and never underneath it.
Proper ventilation inside the building is mandatory; it can either be done though the roof via air vents or
through the walls.
